The Subject Property is located approximately 90 miles south of the Arizona-Mexico border as one enters Mexico from Yuma, Arizona. The city of Yuma is 110 miles North of the property. Yuma is the gateway to the Sea of Cortez for Interstate 8 travelers. Over 6 million vehicles per year pass through Yuma. Yuma also has an international airport not more than 20 minutes from the Mexican Border. The property is 60 miles northwest of Puerto Peñasco, Mexico (Rocky Point), a well-known tourist area that attracts nearly 1.5 million automobile tourists from the United States and Canada each year. Santa Clara, a small Mexican fishing village, is 25 miles northwest of the project. A new 90-mile, twenty million dollar, coastal highway was completed in October 2008. The new highway links Puerto Peñasco and Santa Clara. This allows all of the California and Arizona traffic entering Mexico through Yuma to pass directly by the subject property.  |
